If you’re worried that the small size of your plot might hinder the construction of your dream home, there’s no need to worry. For plots smaller than 125 square meters (3 cents), the Kerala Municipality Building Rules (KMBR) and Kerala Panchayat Building Rules (KPBR) 2019 offer certain relaxations, allowing you to make the most of your limited space. These rules make it possible to build a comfortable residential or commercial building even on small plots.
On such plots, you can construct residential buildings, including houses or flats, or even commercial buildings up to three floors. While residential buildings have no area limitations, commercial structures are capped at 200 square meters with a maximum height of 10 meters. Moreover, you can add a stair room on the terrace, further optimizing space.
For the front yard, a minimum of 1.80 meters is required, although an average of this size is acceptable if you have at least 1.20 meters in some places. The rear yard needs to be 1 meter, but it can average to 50 centimeters in certain areas. Side spaces require only 0.60 meters. Parking is not mandatory for buildings on small plots, and road width restrictions do not apply. Additionally, the usual rules about staircases, verandas, room heights, and toilet arrangements do not apply here, giving more flexibility in design.
With the consent of neighboring property owners, you can build up to the boundary on the rear or sides of your plot. However, no windows or ventilators are allowed on these boundary walls, and the structure can be no more than two floors high, with a maximum height of 7 meters.
While these relaxations help maximize space, certain restrictions remain. For example, sunshades can only extend 30 centimeters on sides with a minimum of 60 centimeters of width, and specific rules about septic tanks, wells, and road setbacks still apply. These provisions, however, make it easier for homeowners to build efficiently and effectively on small plots, ensuring you can achieve your dream home even with limited space.
